Orbit Homes to deliver 72 new homes in Norfolk

Orbit Homes will be delivering 72 much-needed affordable houses at its brand-new site in Easton, Norfolk.

The proposed scheme on Dereham Road will deliver 45 social rent and 27 shared ownership properties and will include a range of one, two, three, and four-bedroom homes. Orbit Homes will receive funding from Homes England for the delivery of these affordable houses within a rural location.

South Norfolk District Council granted planning authority to Norwich-based ESCO Developments, last year. The developer then sold the site to Orbit Homes in March 2021.

The first Orbit Homes are expected to be completed in May 2023.

A local lettings policy has been endorsed by South Norfolk District Council and Easton Parish Council, which will allow nearby residents looking to get onto the property ladder the chance to secure a brand-new affordable home first.

Andrew Doylend, Regional Managing Director at Orbit Homes in the East, said: “We are excited to receive approval for the delivery of this brand-new, affordable development in the village of Easton. This site provides a brilliant opportunity to work with our strategic partners, Homes England, and to collaborate with South Norfolk District Council and Easton Parish Council.

“We look forward to delivering this unique collection of 72 affordable homes to help meet the needs of the local district and create a thriving new community in Norfolk.”

Cllr Peter Milliken, Parish Councillor at Easton Parish Council, added: “Easton Parish is delighted to welcome this collection of brand-new houses by Orbit Homes. There is a great need for affordable rent and Shared Ownership properties in the local area, and we look forward to working with Orbit Homes to secure some of the new houses for nearby residents via a Community Land Trust.

“The need for affordable homes has never been so great, with the economic squeeze on residents’ finances. It is hoped that members of the local community will take up the opportunity to rent or purchase a share in a new home, to help them gain a much needed foot on the housing ladder via the Shared Ownership option that will be offered on a number of these new Orbit Homes.”

All properties on Dereham Road, Easton, will feature the brand-new Orbit Homes specification, which includes flooring throughout the property, wardrobes in the main bedroom, USB and data points, eye-level ovens, lockable kitchen cabinets to improve safety, induction hobs, room for storage and clearly designated spaces to work from home.

The new specification also features accessible and adaptable downstairs toilets and strengthened wall zones to enable the future fitting of stair gates, stair lifts and handrails, if required. Recycling bins are provided with the new homes as standard and electric vehicle charging points are installed where possible.

All Orbit Homes are built to the Royal Society for the Prevention of Accidents (RoSPA) Safer by Design ‘gold standard’ and British Standard 5395-1 stairs to reduce the risk of falls.
