Orbit Homes partners with Stonebond to deliver 78 affordable houses in Kent

We will be delivering 78 brand-new houses on Bullockstone Road in Herne Bay, Kent, in partnership with Stonebond.

Bluebell Gardens will be a 100% affordable housing scheme, comprising of 30 social rented properties and 48 Shared Ownership properties, consisting of 32 two-bedroom homes, 31 three-bedroom homes and 15 four-bedroom homes.

We will work in collaboration with Stonebond , who have secured planning permission for the former driving range site. Stonebond will construct the new homes, delivering our all-inclusive design specification, which includes carpet and flooring throughout.

We are diligently monitoring the impact on air quality throughout the construction process, with a focus on ensuring minimal effects on public health, habitats, and biodiversity. As part of our dedication to environmental responsibility, bat-sensitive lighting is being installed across the site to mitigate the negative effects of artificial light. This initiative reflects our commitment to sustainable construction practices and the well-being of local ecosystems and communities.

Work on site commenced earlier this year, with new homes available from Autumn 2025.

Brian Nearney, Regional Managing Director at Orbit Homes, said: “We are delighted to be working in partnership with Stonebond, to deliver these much-needed affordable homes in Herne Bay. Bluebell Gardens will offer an exciting collection of two, three and four-bedroom properties, suitable for first time buyers or families looking for more space. Our new-build homes are also energy efficient and could help reduce customer’s energy bills. The development is in a great location, and we look forward to seeing the site progress over the coming years.”

Greg Lendrum, Managing Director of Stonebond Sevenoaks, said:

“As a partnerships developer, we’re really pleased to have been able to secure planning permission for this site and then work with Orbit Homes to deliver a fully affordable new development. It will provide local people with genuine opportunities to own or rent a high quality new, affordable home.”
