Help to Buy - Equity Loan
A Help to Buy Equity Loan is a scheme where the UK government lends you up to 20% of the cost of your on of our market sale homes.
This means, that after raising a minimum 5% cash deposit, you only need to secure a 75% mortgage to make up the total required. Fees are waived on the loan for the first five years, leaving you to simply make repayments on your mortgage.
For example, a £150,000 market sale home would require a deposit of £7,500 and a mortgage of £120,000, with the Help to Buy Equity Loan making up the other £22,500.
Shared ownership provides an affordable way for you to take that first step onto the property ladder; simply buy a share in a new home and pay a subsidised rent on the remaining share. This is only available on specific properties, so do ask our friendly Sales Consultants for advice.
The initial share you buy will usually be between 25% and 75% of the full purchase price and is tailored to suit your circumstances, meaning it is not only affordable for you now but in the future too.
In most cases you have the opportunity to purchase further shares in your home if you wish to; this is known as ‘staircasing’. When you purchase further shares in your home the rent reduces accordingly and when you ‘staircase’ to 100% ownership there is no rent to pay.
The Independent Living Scheme allows anyone over the age of 55 to purchase a purpose-built, modern apartment that, while focusing on autonomy, comes with access to a wide range of communal facilities and support, should you need them in the future.

It will be spacious and designed with simple but effective conveniences such as high level plug sockets and ovens, walk-in showers, easy turn taps and lower-mounted wall units included as standard, to make your new home as comfortable as possible.
In addition, Orbit provide an on-site Scheme Manager and a 24-hour emergency call system, meaning help and support is always available, should you require it.
