Help To Buy Shared Ownership is designed as a stepping stone into home ownership; it allows you to buy a share in a brand new home whilst paying a subsidised rent on the remainder.

You purchase a share in a brand new home, usually between 25% and 75% of the purchase price and will usually need to obtain a mortgage for the share you are buying. The share you buy is tailored to suit you, meaning that it not only affordable for you now but in the future too.

You will pay a rent to Orbit Homes on the share that you don't own and in the future, if you wish, you can purchase further shares in your home until you own it outright, this is known as 'staircasing'. As you purchase extra shares your rent will reduce accordingly and if you staircase up to 100% ownership there is no further rent to pay.

Am I eligible for Help To Buy Shared Ownership?

Help To Buy Shared Ownership is open to those whose joint income is less than £60,000. Help To Buy Shared Ownership is primarily aimed at first time buyers, however in some circumstances applications may be taken from non-first time buyers who are unable to purchase a home that suits their needs without assistance. We may accept applications from, for example, those who have to move due to a relationship breakdown, those who have to move to a new area, or existing shared owners whose current home no longer meets their needs.
